What Markham Properties Are Actually Protecting Against
Camera placement should follow how properties in York Region actually get targeted, not a generic layout copied from a boxed kit. Three patterns account for most of the residential work we do in Markham.
Vehicle theft is the dominant one. York Regional Police have flagged residential driveway thefts as a persistent problem across Markham and the surrounding municipalities, and the newer subdivisions with wide driveways and rear detached garages are exactly where it concentrates. What matters is not a camera showing that a car left, but a face capture at the driver door and a readable plate at the curb. Package theft is the second, which needs a camera at porch level rather than at the eaves, because a roofline camera captures the top of a hood and nothing usable. The third is rear and side access, since Markham’s newer builds put side gates and rear entries out of sight from every window in the house, which is precisely why they get used.
Home Security Camera Installation in Markham
The single biggest variable on a Markham residential job is the age of the house, because it determines whether cable can be run without opening finished space. We assess that before quoting rather than discovering it on installation day.
Newer Subdivisions
Homes in Cornell, Wismer, Greensborough, Cathedraltown and Box Grove typically have accessible attic space and often some structured cabling already in place. That means exterior positions can be hardwired over Cat6 with PoE cleanly, and in many cases an existing network drop can be reused, which reduces cost.
Established Neighbourhoods
Markham Village, Unionville, Thornhill and Milliken have a much wider mix of construction. Some of these homes already have coax from an older system, which can be reused with modern HD over coax cameras and avoids opening walls entirely. Where new runs are needed, they go through soffits and basement joists rather than across the exterior.
Typical Residential Build
Most Markham homes we install run four to eight cameras: a face capture position at the porch, a driveway camera angled for a plate at the curb, rear door, side gate, and often the garage interior. Recording is local to an NVR with roughly 30 days of retention on a 2TB drive, and remote viewing runs through Hik-Connect or DMSS on your phone at no monthly cost.
Commercial Security Camera Installation in Markham
Markham’s commercial base is unusually varied for a single municipality, and the specification changes substantially between a tech office on Woodbine and a restaurant on Highway 7. These are the property types we install for most often here.
Offices and Tech Campuses
Markham carries one of the highest concentrations of technology employers in Canada, and those properties need reception and lobby coverage, server room monitoring, exterior door coverage and often integration with an existing badge system. Retention typically runs 60 days, and user accounts are set per role rather than shared.
Industrial and Warehouse
The industrial belt along Steeles, Woodbine and toward Highway 404 needs loading door, yard and receiving coverage before interior coverage. PTZ cameras handle open floor and yard area, and LPR at the gate captures plates on moving vehicles at night, which standard cameras cannot do.
Retail and Restaurants
The retail and dining corridors around Kennedy Road, Highway 7 and Main Street Unionville need POS coverage positioned to capture both the transaction and the customer’s face, entrance cameras at head height for identification, and stock room coverage. Restaurant kitchens need housings rated for heat and grease, which is a specification detail most general installers miss.
Condominiums and Multi Tenant Buildings
The condo development around Downtown Markham and Highway 7 brings board approval requirements, defined common area coverage and a policy on who can access footage. We supply the documentation package alongside the technical design, since that is usually what holds up approval rather than the technical work.
Systems and Brands We Install in Markham
Brand and system choice determines night image quality, how many false alerts you get, and whether the hardware is still supported in five years. These are the lines we stock, which means installation is not delayed waiting on supply.
Hikvision
Best price to performance in the market. ColorVu records in full colour at night rather than infrared grey, which is the difference between a dark jacket and a red one on a driveway at 2am. AcuSense filters human and vehicle from wind, snow and passing headlights, which is what actually stops the phone buzzing all night.
Dahua
Strong analytics at mid range pricing. WizSense performs well on perimeter protection and line crossing detection, which makes it a common choice for the industrial units and larger properties across Markham.
Uniview
Cost effective IP camera hardware for residential and small commercial, with a clean app and straightforward management. A frequent choice for Markham homeowners who want hardwired quality without the top tier price.
Our Installation Process in Markham
The same four steps apply whether it is a four camera home in Berczy Village or a twenty four camera facility off Woodbine. The difference is scheduling, not method.
Free On Site Assessment
We walk the property, check for existing Cat6 or coax that can be reused, look at lighting conditions at night, and measure identification distances at each proposed position using the DORI standard. Takes 30 to 60 minutes and produces a written fixed price quote.
Concealed Cabling
Cable runs through attics, soffits, wall cavities and basement joists. Routes are agreed with you before drilling starts. Holes are patched and painted to match, and we clean up before we leave.
Configuration and Remote Access
Recording schedules, motion zones and retention are set to your requirements, with zones drawn to exclude the sidewalk and your neighbour’s driveway. Remote access is configured on your phone. Nothing is left on a factory default password.
Training and Handoff
Before we leave you can pull up live view, scrub back through playback, export a clip for York Regional Police or your insurer, and adjust a motion zone yourself. You get a written reference card and our direct line, plus a 2-year warranty.
Security Camera Installation Cost in Markham
Cost is driven far more by cable run difficulty than by camera count, which is why a newer Cornell build and an older Markham Village home can differ substantially at the same number of cameras.
| System | Typical build | Installed cost (CAD) |
| Home, 4 cameras | Porch, driveway, rear, side. 2TB NVR, Cat6 | $1,200 to $1,800 |
| Home, 8 cameras | Full perimeter plus garage and interior entry | $2,000 to $2,800 |
| Small office or retail | 8 cameras, 4K NVR, 30 to 60 day retention | $2,500 to $3,500 |
| Restaurant | 10 to 12 cameras with kitchen and POS coverage | $3,000 to $4,500 |
| Industrial or warehouse | 16 to 24 cameras, PTZ and LPR at the gate | $5,000 to $12,000 |
| Condo or multi tenant | Common areas, parking, board documentation | Quoted after survey |
Reusing existing coax or network cabling typically saves $300 to $800. All quotes are fixed price before work begins.
Privacy Rules for Cameras in Markham
Ontario gives property owners wide latitude to record their own property and very little to record anyone else’s, and in Markham’s newer subdivisions, where houses sit close together and driveways are shared at the property line, this comes up more than it does elsewhere. Your cameras may cover your own land, your driveway, your entrances, and the public sidewalk that necessarily falls within frame. They may not be aimed into a neighbour’s yard or windows. Where a camera has to face that direction to cover your own side entrance, the correct fix is a privacy mask applied in the camera settings, which permanently blacks out that portion of frame in both live view and recordings. Businesses recording staff or customers fall under PIPEDA and must post visible notice that surveillance is in use. We handle all of this at the placement stage, which avoids the conversation with a neighbour that otherwise happens after installation rather than before.
